STOCKBRIDGE NICHE LOGISTICS FUND COMPLETES BUYOUT IN $900 MILLION INDUSTRIAL OUTDOOR STORAGE PORTFOLIO

SAN FRANCISCO, CA (February 23, 2026) – In late 2025, Stockbridge’s Niche Logistics Fund (the “Fund”) completed the buyout of a 10% interest in a large-scale industrial outdoor storage (“IOS”) portfolio previously held through a joint venture between the Fund and an operating partner. The transaction represents a portfolio valuation of nearly $900 million.

The portfolio comprises 58 industrial outdoor storage assets across 18 major U.S. markets, totaling approximately 644 acres and 1.6 million square feet of building space. Key markets include the Inland Empire, California; Dallas-Fort Worth, Texas; Denver, Colorado; Atlanta, Georgia; and Phoenix, Arizona, markets that continue to benefit from sustained logistics demand, population growth and supply constraints. These 58 assets represent a portion of the broader Stockbridge IOS portfolio, consisting of 128 total properties.
